The main expense in accepting a property inheritance is the notary: 0.8% up to 120,000 € of objective value and 0.7% for the amount above, plus VAT. For a 150,000 € property this comes to about 1,476 €. For close relatives (Category A) inheritance tax is often zero, because the tax-free threshold is 150,000 € per heir.

02What affects the price

Objective value

The notary’s fee and the tax are calculated on the objective value, not the market value.

high
Degree of kinship

Category A (spouse, children, parents) has a 150,000 € tax-free threshold (400,000 € for a spouse/partner and minor children). Categories B and C pay much more.

high
Number of properties and heirs

More properties mean more registrations, sheets and certificates.

medium
Problems with the property

Unauthorised building work, missing titles or errors in the Κτηματολόγιο need an engineer or a lawyer.

medium
Date of death

Law 5303/2026 changes rules (shares, debts) for deaths from 16.9.2026.

03Regional differences

The notary’s fee and the fees are the same across the country. Differences come from the objective values in the area and from whether the property is in an area where the Κτηματολόγιο is operating or still in a mortgage registry (υποθηκοφυλακείο).

04Tips before you pay

  • Ask the notary for a written budget with the fee, VAT, sheets and fees.
  • Get the certificate of next of kin yourself, free of charge, from gov.gr or a ΚΕΠ.
  • The inheritance tax return is filed electronically with the ΑΑΔΕ (tax authority). It is filed even when the tax is zero.
  • If the inheritance has debts, talk to a lawyer before accepting: for deaths before 16.9.2026 the rules are different.
  • After acceptance, declare the property in the Ε9 (property tax return).

The step-by-step procedure (documents, where it is done) is on grafeiokratia.gr (in Greek).

05Frequently asked questions

How much does the notary cost for accepting an inheritance?

On a sliding scale 0.8% up to 120,000 € and 0.7% from 120,000 to 380,000 €, plus a 20 € fixed fee and 24% VAT. For 150,000 € about 1,476 €.

Do I pay inheritance tax on a parent’s estate?

Children (Category A) have a tax-free threshold of 150,000 € each and 400,000 € for minors. Above that a sliding rate of 1%–10% applies.

How much does registration in the Κτηματολόγιο cost?

According to the fee decision of January 2026, for acts with no proportional fee (such as, as we read it, accepting an inheritance) a fixed 12 € is paid. Confirm it at the Cadastral Office.

Do I need a lawyer?

It is not always compulsory. It is needed when there are disagreements, debts, a will with ambiguities or problematic titles.

What changed with the new inheritance law?

Law 5303/2026 changes the spouse’s shares, turns the forced share into a monetary claim and limits liability for debts to the estate’s assets. It applies to deaths from 16.9.2026.

How much does it cost in total for a 100,000 € property?

For Category A with no tax, about 1,000–1,100 €: notary ~1,017 €, fees and sheets.
